Fall Board Meeting (summary):

Thank you to all who attended the Fall meeting on September 24th. It was great to see so many members! If you missed the meeting – here is an update.

As indicated in the post card mailer, there are some expensive maintenance items that the pool needs to maintain a safe environment. These items include a new motor, new heater, and pool bottom and deck resurfacing. First, we will outline the special assessment costs, then you can read the details associated with the maintenance items. 

Overall, we understand this is quite a lot of money and although we have been saving money each season, it is just not enough. A special assessment was conducted (per the bylaws) by the Pool Board to estimate how much additional money is needed to cover the maintenance. If we do not address these repairs soon, the costs will continue to increase and the pool may become unsafe and unusable. 

The members who attended the Fall Meeting in September (~25) all voted (YES) to move forward with the pool maintenance items discussed and agreed that the special assessment funds are warranted. 

First we will break down the repairs and costs, then you can learn more about each item. 

Current FGPA Account Total: $177,000 (2025) – retain $20,000 for winter and early spring regular costs = $157,000

  • Motor: $5,000 (already purchased 2025)
  • Heater: $52,000 (will purchase in 2025) 
  • Pool resurface: $254,000

Total after heater/motor purchase: 157,000-57,000 = $100,000

Special Assessment (funds needed): 100,000 – 254,000 = (-154,000)

$154,000/266 member household = $578 per member household 

The estimate provided by the Havana Pool Company was for 2025, and the estimate will likely increase for 2026. Likewise, we do not want to run the account to zero. To assure we have enough money, we increased the per member amount to $650. The break down:

2026 – Year 1: $450 (annual dues) + $325 (assessment) = $775 
–This will cover the down payment for resurfacing ~$130,000
2027 – Year 2: $450 (annual dues) + $325  (assessment) = $775 
–This will cover the remaining payment for resurfacing ~$130,000
2028 – $450 annual dues only*

Please pay the dues and special assessment per the annual invoice (coming soon). The Special Assessment funds will only be added to 2026 and 2027 invoices. After 2026 and 2027, the regular dues will continue at $450. You can pay early, in full, or in installments. For example, you may pay $650 in full as soon as invoices are mailed or you can pay in installments until the dues are covered. *If you do not fulfill the $650 amount in 2 years you will still owe the remainder.* If you would like a payment plan or need financial assistance – please email the pool email (foothillsgreenpool@gmail.com). PLEASE add your address to the check or paypal so we can allocate payment to your membership address!!!

Here is some detailed information about each of these items:

Motor: the motor runs the pool filtering system and if it breaks, the pool can only stay open for two days before water gets murky and unsafe to swim in. We have rebuilt the two motors we have on hand, but one is not functional any more. We will use the current motor until it dies, and need the new motor on hand to swap out when needed. The motor costs $5,200. This has been purchased because it is a needed item and hard to get on short notice. 

Heater: The heater is old (12+ yrs) and this summer it stopped working. After it was cleaned and greased it was stable through the end of summer. However, it is unknown how long it will last and heading the water in the spring is a big job. Members all voted to purchase a new heater for $52,000. This will be installed and ready to warm the pool water in May 2026.

Resurface: The last resurface was ~20 years ago (no one remembers!). You can see cracked cement and uneven deck tiles around the pool. The plaster inside the pool has a few issues on the stairs but is holding water. Most of the skimmers are cracked, which results in water leaking under the cement, likely more cracking or displacement of deck cement, and water loss. The resurfacing costs include:

  • Resurface: remove all existing pool bottom plaster, wall tiles, lap lane tiles, stair parts, coping tiles (top cement tiles), and lights. All listed items will be reinstalled with top of the line materials. Ladders will be replaced with bolted metal ladders, tiles, lap lanes, and depth markers are included. Cost: $136,000
  • Skimmers – all skimmers replaced and new concrete format will be poured to allow easier individual fixes: Cost: $35,000
  • Pool deck cement – includes chipping and removing the first 10x10ft deck cement tile and pouring new tiles. Cost: $65,000.
  • Install permanent in-pool stairs – these will be located in the corner near where the plastic stairs currently are located (northeast corner of the pool). The steps will arc the corner and have a metal rail for entry. There will be approximately 4 steps and this will eliminate one lap lane. The plastic steps cost a lot to repair each year (~$2000) and are not ideal. Cost: $18,000 (optional, but voted yes by members)
  • Baby pool – voted as not needed by members at this time.

Havana pool company: total $254,000 – selected.

Seawald pool company: $381,000

The Foothills Green Pool is open to members and their guests daily during the summer months from Memorial Day to Labor day. This pool has provided cool summer fun for nearly 30 years! Private parties and swimming lessons are available. Join the synchronized swimming team – see below!

    We can use your help to prepare the pool for summer. Tasks include weeding, raking leaves, etc.. The pool will be opened from 9-4 Sundays (5/5, 5/12, 5/19). Please help yourself to weeding or raking.
